Full Service Property Management for Memphis
Our management philosophy:

Midtown Property Management (MPM) provides a personal approach to residential management for owners of Memphis rental property. Focusing on residential properties in a limited geographic area, allows us to manage efficiently and to appeal to tenants' needs. This directly leads to higher occupancy rates and increased cash flow for the property. Though our focus is on Downtown, Midtown and East Memphis properties, we are slowly expanding into the other Memphis markets.

Tenant Relations
MPM employs a full office staff to handle tenant issues and to coordinate showings of vacant units. All tenant issues, maintenance calls and rent payment history are tracked by our property management software. Our maintenance personnel leave calling cards at each apartment they visit throughout the day. By going the extra mile with our tenants, we earn loyal renters. As their leases end, many of our tenants either renew their existing lease or ask to move into another property we manage.

Owner Relations
Though appealing to tenants is important to filling vacancies and limiting turn-over, ultimately your bottom line is the major issue. We understand your desire to increase value while maintaining predictable cash flow. This is achieved through controlling expenses, maintaining market rents and building value through capital improvements.

We are selective about the owners we work with. We have no interest in being "slumlords" and expect our owners to be prepared to help us maintain their building as a premium property. That's not to say that all of our properties have to be perfect-- in fact, the majority of our properties are 80+ year old buildings that have at least a little deferred maintenance. We simply expect to be able to keep our tenants reasonably comfortable.

Once we start managing your property, you no longer have to worry about the day to day operations. We handle rent collection, general maintenance, signing leases and dealing with problem tenants. Every month we will collect all of the rent, pay your expenses and then send you a check. At the end of the year, you receive tax documents and a year-end report.

As residents of Memphis ourselves, we have a vested interest in seeing our properties perform well.

Controlling Expenses
Since our in-house maintenance crew can handle most service requests, we are able to keep your maintenance costs to a minimum. We bill at flat hourly rates for maintenance work and are able to handle issues from installing a mailbox lock to completing major foundation repairs.

Sometimes the need arises to have a sub-contractor handle a service issue. For major plumbing, electrical and HVAC issues, we have a network of professionals who give us preferred pricing. If we need to call a contractor in to complete a job, we pass that expense directly to you without marking it up.

Many property owners have worked with managers who overcharge for basic maintenance services or who are dishonest about required repairs. Most of MPM's maintenance techs carry digital cameras with them and document the bigger issues. MPM always provides fair billing and full disclosure of expenses made on your behalf. Your success is essential to our success.

What is Full Service Management?
We use multiple mediums to advertise your property.
Each prospective tenant is screened before being approved. We check credit, search nationwide databases for previous evictions, talk to former landlords and verify employment.
Our maintenance crew is available to make sure your property is rent-ready. All maintenance work is billed hourly. We don't charge service call fees and bill on the quarter-hour.
During your tenant's term in your property, MPMR is their primary contact for complaints, maintenance issues, paying rent, etc.
We make every effort to collect rent each month. For late-paying tenants, this includes phone calls, personal visits and/or written notices.
Should a tenant fall behind, we attempt to get them to voluntarily move out of the rental. Should they refuse to move out, we go to court on your behalf to evict the tenant.

How is rent handled?
We collect rent at the beginning of each month. (We charge late fees to tenants who pay after the 5th.)
All rents are held in a bank account throughout the month and are used to pay for your operating expenses.
We close out our books on the last day of the month. On the first business day of the following month, checks and operating statements are mailed to you.
